Residential

You can send printed or hand-drawn plans to my P.O. Box or email me your plans in either .dwg or .pdf format, whichever is easiest for you.

For small additions (adding a new bedroom, enclosing a porch, etc.), I will make every effort to help your project meet compliance as an ‘Addition Only’.  However, you must be aware of two things:

First, if your addition has a high glass to floor area ratio (>20%), it will likely not meet compliance on its own.  Modeling the entire residence will be necessary.

Second, if you are doing any work to the existing residence (changing out windows, insulting the roof, etc.), I will have to model the  entire residence.

 

Non-Residential

 

Envelope Only (up to 50,000 sq. ft.):

Mechanical Only (up to 5 zones):                   

 

What I need from you:

m Envelope:  full architectural drawings

m Lighting:  reflected ceiling plan and lighting schedule

m Mechanical:  mechanical plan and schedule

You can send printed or hand-drawn plans to my P.O. Box, or email me your plans in either .dwg or .pdf format, whichever is easiest for you.

For any combination of the above (i.e. Envelope + Lighting), any projects that are complex in nature, or any projects that are larger in scope than listed, please contact me for a quote.

 

As can be seen, there are three aspects to Title 24 for Non-Residential projects:  Envelope, Lighting, and Mechanical.  Which ones apply to your project depend on your scope of work.

m If you are doing any work to the exterior shell of your building (changing windows, insulating walls, etc.), you will be required to meet Title 24 Envelope Compliance.

m If you are making any changes to your lighting plan (adding, removing lights, etc.), you will be required to meet Title 24 Lighting Compliance.

m If you are changing out your HVAC system(s), you will be required to meet Title 24 Mechanical Compliance.
